Ray Francis,
on behalf of Patroon Partners in Sabine County, Texas, has been
authorized to solicit bids for the purchase of land and timber on
two tracts of approximately 60 acres and 130 acres. A location map
and a tract map of this area are attached hereto as a part of this
prospectus. These parcels are located approximately 20 miles southeast
of Center, Texas. Please feel free to bid on one or both parcels.

The Bid should include the Name, Address, Telephone Number and/or
Fax number of Bidder and the Lump Sum amount. Confidentiality of
all bids is secure and guaranteed. (See Page 3 of this Prospectus)
CONDITIONS
OF SALE
o Bids are for
Land and Timber together.
o The Land is
being sold in an “as is” condition.
o The Owners
reserve the right to accept or reject any or all bids.
o The Sale will
be on a Cash Basis / Lump Sum only – no owner financing.
o The Earnest
Money Contract shall be signed and executed within 72 hours of accepted
Bid.
o Closing Date
shall be no later than 30 days from acceptance of Bid.
o Buyer will
be responsible for any boundary or land surveying.
o Attention
Real Estate Agents: No real estate fee will be paid by Seller
o Assignment
of the Earnest Money Contract to a third party will not be allowed
without prior written consent of the Seller.
o No guarantee
is made nor implied concerning any volume, tree count, grade, and
quality of the timber, and/or quality of the harvesting conditions
of the tracts by Seller. Bidders are strongly advised and encouraged
to personally inspect the subject land and the timber for their
own due diligence satisfaction.
